Barrack Place is a multi-award winning commercial development in Sydney’s CBD. Delivered by Investa and designed by Architectus, the $430M project transformed a cluster of ageing office buildings into a next-generation workplace anchored by a vibrant laneway retail precinct. Our involvement began at the design competition stage, partnering with Architectus to shape the retail vision and ground plane strategy that helped secure the winning scheme. From the outset, retail and public realm activation were embedded within the architectural response, establishing a fine-grain laneway reconnecting Clarence and Kent Streets.
Working from competition through to delivery, we developed the retail master plan alongside Architectus, defining the retail concept and vision for the precinct. The strategy established a highly permeable laneway designed to support a hospitality-led environment within the building’s ground plane, creating a destination that extends beyond the office tower and contributes to the evolving character of Sydney’s CBD.
As the project progressed into delivery, our role expanded to include retail marketing strategy, operator curation and leasing. Barrack Place has since been recognised with the Property Council of Australia Australian Development of the Year, NSW Development of the Year, Best Office Development, Best Sustainable Development – New Buildings, and the Urban Land Institute Asia Pacific Award for Excellence.
