Newmarket

Newmarket Randwick is a major mixed use residential precinct that has transformed the historic former Royal Randwick Racecourse stables site into a vibrant new neighbourhood. Developed by CBus Property, the multi staged master plan comprises 17 residential buildings delivering almost 650 apartments and townhouses, organised around a central village heart that connects the precinct to the surrounding Randwick community.

In the first stage at the centre of the development is a landscaped town square designed as the social focus of the neighbourhood. Casual outdoor dining and small scale retail line the edges of flexible green space, creating a welcoming environment that supports everyday community life while reinforcing the walkable character of the precinct. Working with the project team, we developed the retail master plan and vision for the town square, shaping how hospitality and local retail integrate with the public realm. 

The strategy established a ground plane experience where cafés and dining spill into landscaped edges and gathering spaces, ensuring the precinct functions as both a local destination and a vibrant residential community. Today Newmarket is widely recognised as an award winning example of contemporary mixed use living in Sydney.
