A collection of boutique residences with ground floor retail in Potts Point.
We were engaged by Iris Capital to plan and test various retail concept schemes across the ground floor and lower ground. We presented options that reintroduced a distinctly Potts Point character, incorporating pubs, bars, restaurants, cafés and specialty boutiques to revive the local streetscape.

Queensgate in Potts Point is a landmark mixed use renewal project by Iris Capital, bringing new life to one of Sydney’s most storied inner city blocks between Darlinghurst Road, Roslyn Street and Barncleuth Lane. Set around five restored and reimagined buildings, the project brings together boutique residences, heritage architecture, hospitality, laneway retail and new places to gather in the heart of Potts Point.
Our role was to work with Iris Capital during the early concept phase, testing how the ground floor could become a natural extension of the neighbourhood. The work explored options for pubs, restaurants and cafés that could sit comfortably within the area’s long dining and nightlife culture, while also supporting a more intimate retail laneway lined with specialty boutiques.
Now under construction, Queensgate is beginning to reveal the care and ambition behind the project. Historic facades, the former Bourbon Bar, new residences and a fine grain mix of places to eat, drink and shop are being brought together in a way that feels true to Potts Point. It is a beautiful project with a strong sense of memory, character and city life, and one that will add another rich layer to one of Sydney’s most distinctive neighbourhoods.
